Bandra West has been Mumbai's most considered address for the better part of a century. The streets around Pali Hill carry a particular weight — they have sheltered artists, industrialists and old money in equal measure, and the building stock reflects every decade of that ambition: prewar bungalows with their deep teak verandahs, mid-century cooperatives, and newer towers that have, at their best, learned to take the sea seriously.

The neighbourhood has two distinct personalities. Bandstand and Carter Road face the water — the promenade for those who want the city in front of them. The bylanes of Pali Hill, St Andrews Road, Chapel Road — those are for those who want the city slightly behind. Our mandates span both.

We have worked in Bandra West since the practice opened in 2004. Most of our clients here come by introduction — from a cousin who bought a home on Turner Road ten years ago, from a colleague who found a Carter Road apartment that she still lives in. The neighbourhood rewards those who have the time to look properly.
